What does it mean to have your monthly rent prorated?


My lease expires on August 9 and I have to pay well over the prorated rent for 9 days for the month of August. I thought you calculated prorates by dividing your rent by the number of days in the month. My landlord told me my rent is higher than this because she prorates by 360 days, not by days of the month and that she does this to prevent me from paying for more than 5 days I won’t be living in the apartment. I don’t understand this logic or definition of prorration at all. I pay rent on a monthly basis, too, so what dollar amount is she dividing by 360 days? I think I’m being scammed!

I am a landlord and I have never heard of prorating by the year. I prorate by the month myself. I would say she is trying to peg you stupid and confusing you but I have never heard of it this way. Go to the fair housing authority in your city or just the housing department and they can tell you what is legal or not and if you are being scammed. Does your lease state anything about how she prorates?

Where can I find good rental home websites?


My wife and I are living in a one bedroom apartment right now and in April we have a baby due. There is no room for all three of us and our belongings.

I have looked at a few websites, but everything is so overpriced. We don’t make a whole lot, somewhere around $1300 combined a pay check each month, but also we have to include all our other bills with the baby on the way.

I was wondering if anyone knew of a good website that has lower cost rental homes, not apartments.

best way to find cheap ones is ask you local services in your area if they provide housing’s for low income family.

How to create a lease rentals depth

It is important to create a rental for your vacation rental business so that you can get everything in writing from your guests. You should clearly state the expectations for you and your tenants so that no disputes on the road.

Here are 10 essential for your lease rentals:

1. Maximum occupancy and age required. When you go through the screening process for your vacation rental guests, you should be able to determine a rough estimate of their age and the number of people staying in your vacation property. However, your lease rentals should remind tenants of your rules for the Parental supervision required of designated groups of age, and the maximum capacity of your house if they plan to sue anyone additional.

2. Check-in and Checkout Dates & Times. To coordinate your cleaning tasks and housekeeping, you will need to communicate clear the check-in and the dates of the cash and time. If you arrive earlier, the house could not be Clean and could lead to complaints. If your guests stay too late, your housekeeper may not have enough time to clean your holiday home before the next group arrives. Your tenants should be made aware of these important moments, and your holiday rental lease must stipulate penalties if these hours are not observed.

3. Cancellation Policy. Your vacation rental contract should specify the penalties on time if a tenant has to cancel his reservation. As the booking date gets closer, it will be increasingly difficult to fill those dates with other tenants. Therefore, penalties should be higher as the date approaches.

4. Total payment due. You can not rely on your tenants to include the price of your vacation rental listing, or during a telephone conversation. The total rate lease, including all fees and taxes, should be included in your lease rentals.

5. SCHEDULE OF PAYMENTS. Just because tenants know the cost of your property does not mean they know your deadlines. Your vacation rental contract should provide a timetable for its payment, including deposits.

6. Pet Policy Policy & Control. It is up to you to let tenants know about restrictions on pets or smoking in your vacation property. Just because a tenant said he did not intend bring a pet, you should still specify your rules in your lease rentals if he changes his mind. Furthermore, can not assume that people will simply know not to smoke in your home. Your holiday rental lease must define the penalties, if it is determined that the tenant has smoked inside your home rental.

7. Order Policy. Once your tenants arrive at your holiday home, you must tell them what is expected at the outset. Let them know in your lease rentals if they need to wash the sheets, taking out the garbage, etc., so there no confusion on the day of departure.

8. Weather Policy. Vacation rental owners should use their vacation rental agreement as a form protection in case of inclement weather or acts of God. Define your storm and hurricane policy before starting to avoid disagreements over refunds thereafter.

9. Requirements for reimbursement of deposit. When tenants pay the deposit for your rental, they must be aware of what is covered and what is expected of them to receive a full refund. Your vacation rental contract should also explain the penalties for Violation of these rules.

10. Your details. Although it seems obvious, your vacation rental contract should include all your contact details and contact information of emergency, including the address of the rental housing.

Your vacation rental agreement should be as specific as possible and include detailed information to protect yourself and your tenants.
