First time buyer (stable)?

I am thinking of purchasing a stable that is currently 3hrs away from where I live. The property has 3acres, 14 stalls, tack room, desk area, and comes with a mobile home. It is located near Peoria, IL. As a first time buyer, I would like to know what I need to do to start a boarding facility.
How much should I charge if I have the owners clean and t/o their own horse? Have the boarders take turns by working off some of their board if they feed the horses (breakfast, lunch, dinner). This is what my current stable is like.
How much would I expect to pay for hauling away manure and buying grain and hay for 14 horses.
How much should I rent the mobile home that is on the property (good shape 2bdrm 1bath)?

I think most of the answers you need are going to come from research in Peoria.

Are horses being boarded there now? What are they charging? If I were buying an existing business, I would want to see some financials.

Otherwise you could call some stables and find out what they charge. Call some feed suppliers and other service providers.

Is the current owner renting the trailer out or living in it? If it is rented ask them what they are charging. If not, may be someone who owns a horse might help you to manage it and live in the trailer rent free in exchange for their services.

I don’t know how you are going to finance he purchase, but you might want to talk to someone at Farm Credit Services as they might be the best source for financing given the agricultural nature of the property.

Do you know if there is a demand for boarding for horses in the area? Would you have any existing clients or would you need to find them (which would involve marketing expense)?

Sounds like a risky proposition to try to manage it from a distance and whether or not you would be able to make money at it is a big question mark.
