Information to become a realtor in Florida?
Is there something you wish someone told you before we begin? Are there any good books or websites you suggest reading? Is it better to start with a large reputable company in the beginning (Century 21, Remax, etc.)? Thank you in advance.
The housing sector is just difficult today especially in Florida, but I absolutely recommend getting your real estate license because it will turn around because Florida is still one the best places in the world to live, even if you only use it when your family and friends to buy or sell is definitely worth the sentence. Do not listen to many of these people on the Internet for agents and brokers. Most of these agent Bashers are just generally unhappy tenants who were priced out of the market and have absolutely no idea how a real estate transaction. They are statements that are work is so easy and that we are overpaid, but yet none of them try to obtain the license to make the "easy money "Makes no sense to me what so ever. I am a real estate broker and have only done this for about 3 years now and I started my own business, but here's what I would do if I were you. You will need training required. I highly recommend http://www.goldcoastschools.com/ if you can make physically in a classroom there. It CRAM courses are the best. I passed all my exams first time with ease when people I worked for and with due consideration to take 4-5 times, crazy! I recommend starting with a larger company there just to get training. Century 21 and Coldwell Banker is great. Now that's something that you must monitor. Do not sign with a company that tries to put a "NO or NO COMPETITION" clause in your contract as independent contractors. If you see a "non-compete" clause is NOT SIGN IT or tell them that you will not sign a NON-COMPETITION. Because then your stuck working for them forever or have to travel 60 miles to work if you ever want to leave. I think NO COMPETITION in real estate should be illegal, because your an "independent contractor" by definition. Ok now after you received your training and have made some offers end to end, then you must try to find another broker who is willing to pay you a higher commission. I recommend going to 100% type broker's commission if you pay a per transaction fee, but if you are comforable where your TA and earn good money then it holding, but large companies have a lot of licensing fees in my opinion, that officers should not have to pay. Now you have to work under a real estate broker (s) or Developer for one year, but after one year, then you are eligible for school and state test to become a licensed Real Estate Broker, again, I would recommend the Gold Coast. I got my license mortgage brokers, real estate agent license, real estate brokers license and through them all with ease. I'm also going for my General Contractors license in October. Now for the good books or information. After obtaining your license, Tom Hopkins has some great sales books. I have read almost all the Boks real estate market and has attended numerous seminars over the past 3 years, and Tom Hopkins is the only book that I listen again and again because it's so good. It has a 3 disc game available on Amazon. Sorry for the novel, but I want you to have some knowledge I wish I had when I started.
