Is a Bernese Mountain Dog a good dog?


Are they good pets for a house with four kids and another (small) dog? Does it drool shed (a lot)? Most of the kids want a German Shepherd, so what are the similarities and differences between the two?

Well bred Bernese do NOT drool any more than any normal dog does. In fact, they drool less than a Samoyed – probably because they are less food oriented.

They shed far worse than a Samoyed.
They are good with other pets, especially if raised with them.

They adore children – but have to be trained not to knock them down or whap them with a tail.

They require a lot of training, can be very stubborn, have a short life expectancy (7.2 years) eat and poop a lot. When they get past puppyhood they are fairly sedentary are require a couple of short bursts of activity a day.

They are expensive to buy. Expensive to feed (require a high quality diet). Expensive to vet.

*IF* you decide on a Bernese it is imperative you buy from a RESPONSIBLE breeder – this breed, bred by backyard breeders can be sharp or shy and can come with a boatload of health issues.

List Real Estate Investor buyer?

I have trouble finding real estate investors to add to my list of buyers for wholesale deals on which I work. I attended meetings of my local club real estate investment, but we're lucky if five people show up. I tried ads in the paper and on craigslist, all unanswered. I contacted "We buy houses" ads. I suspect that I have not had luck with this method because they consider me as their competition. I stay away from bandit signs because of the strict application of the code in my area. I phoned to professional contractors in my area, but none has answered my calls. What am I doing wrong or what can I try?

You do not say where you're located. If I knew I would be able to provide more targeted advice. First, look for other investment clubs real estate in your area. Craigslist is often good, but have you tried all the different categories? Real Estate Services? Financial Services? Housing Wanted? Properties for sale? And did you regularly and consistently? The "We Buy Houses" ads are good. Then that in some cases, you might be competition, the more it is just that people are not very good for monitoring. Even when I am (Northern Virginia - a real Meeting estate club I'm going to draw about 150 people per month) if you call 10 "We Buy Houses" ads or bandit signs, you will be lucky to get two or three reminders. Bandit Signs: They are not for everyone. But the call numbers you see signs on the criminal. They are seeking other sources of houses. professional contractors I have not found it as useful. Operators of smaller scale - the handymen, and people of specific repair - Are more open to that. Try hard money lenders. They certainly deal with investors, and they know who they are. And the hard money lenders would be happy to have food offerings to investors who, in turn, would borrow money from the donor drives. Try Realtors. Some of you consider the competition. But your pitch should be: "I will find properties for investor clients. Then, when the fixed property and ready to sell your investor clients are you using to sell properties. "Hope that helps.

Hi:

My wife and I are ready to purchase our first home, but the tax implications aren’t clear to me yet. I know both mortgage interest and real estate taxes are tax deductible, but that I have to itemize on my 1040. The only real way to lower monthly payments is to change the number of exemptions with my employer to reduce the amount of tax taking out. I also read that every exemption equals to app $3,400 of tax reduction.

Now, let’s say I estimate to pay annually $20,000 in interest, $13,000 in property taxes and my federal taxes are 28%/state 8%, how much of a tax refund can I expect and what should I change my exemptions to in order to get the optimal monthly refund back?

I realize that eventually I have to talk to an accountant, but I’m trying to figure out how much realistically this house will cost me a month. My goal is to lower my monthly payments as much as possible.

Yes, this is NJ: so high taxes and (still) high house prices!

Here’s a good rule of thumb to use… For every dollar you spend in a traditional 30 year fixed rate mortgage and property tax, you get back about 30 cents on income tax (i.e., about 30% – or, about 1/3).

Also, the thing about each exemption being worth $3400 of tax reduction… that’s not really accurate. Basically, it varies depending on income. Taking 3 exemptions for someone earning 100K/year is not the same as someone taking 3 exemptions making $20K/year.
